Remodeling vs. Refacing?

Benny Stehno: when I look at my kitchen, I would LOVE to put in new cupboards and counter tops because they are like, seriously, at least 20 years old. however, I think I'm just going to sand and paint them because the counter still looks pretty decent.however, if you're planning on selling your home, I would remodel. if you're planning on staying there for quite some time, you could try resurfacing and see how it looks to you. but chances are, you'll kick yourself for not remodeling....Show more

Rosalia Hibler: Thanks Bean. We probably will be selling after a few years, so I'll keep that in mind.

Terrell Voltz: The kitchen has become the main center in the home, and the activities there have changed and significantly increased. Chances are, a qualified designer can help you utilize your kitchen with some effective revisions. And that will likely require a remodel. Keep in mind that refacing your cabinets does nothing to increase the functionality of your ! kitchen. It is appearance only and just makes it look nicer. It still has the same insides, the same drawers and slides, and the same ineffective layout. If it has not been renovated in the last 20-30 years, it likely does not have properly located appliances such as the microwave. A properly designed and remodeled kitchen will have improved cabinet features, storage and system layout. Things that you had never thought of will become items that you wonder how you ever lived without. Countertops will be more attractive and usable. Cabinetry will have richer, more appealing finishes. And the kitchen will be more inviting and more enjoyable to use. And the kitchen is the investment in your home that will return the greatest value -- first in personal satisfaction, and second from increasing value of your home. And if you are selling, the kitchen is likely the single most important room that leads to a sale.Budget what you think you want to spend, and look for a design! er in your area certified by the National Kitchen & Bath Assoc! iation and find an installer certified by the National Association of Remodeling Industries. Expect that whatever you budget will expand by about 10% with revisions you will make as the project develops. If you want best results, don't scrimp, but don't overspend either. Your objectives should be attainable with an allowance of 10%-20% of your home's value. You can spend less by refacing your cabinets, but it is a lot like painting your old car and expecting it to run better....Show more
